  • Employ a total return focus that recognizes both short and long-term hold opportunities
  • Maximize value creation by combining individual asset strategies with a portfolio
    management approach
  • Target one-off transactions or other off-market transactions where competitive dynamics
    can be mitigated
  • Identify assets with operational or structural complexity and simplify with creative solutions that result in higher risk-adjusted returns
  • Emphasis on owning well-located, functional real estate but at a price per square foot that is competitive with replacement cost in the market
  • Rapidly establish scale in key markets to generate operational advantages and accelerate deal flow by being a significant owner/operator
  • Selectively align ourselves with local operating partners that bring value to a project at the local level and realize they can benefit from aligning with our national platform

INVESTMENT PROFILE

  • All asset types including; land, asset repositioning/redevelopments, unstabilized assets, and income-producing properties
  • Individual properties, portfolios, sale-leasebacks, speculative development and build-to-suit for sale and/or lease
  • Direct equity ownership, entity level equity in corporate transactions, mezzanine investments or participation in assets or operating companies
  • Specific property criteria tailored to individual submarket dynamics as well as the target
    user profile
  • Uniquely positioned to act as either an operating partner or a capital partner, though we most often act as both

The funds acquire, develop and operate industrial assets in North America with a focus on distribution markets that exhibit strong demand characteristics, possess high barriers to entry, or otherwise demonstrate the potential for meaningful value creation and economic sustainability. The funds specifically target investment opportunities in markets and assets that are positioned to benefit from evolving logistics trends. KTR has full discretion over the funds’ investments and is currently seeking industrial investment opportunities.
